Multi-million dollar industrial project to bring more jobs to Phoenix-area neighbors

The $250 million dollar project will be an industrial, mixed-use type, which the project’s developer says is in demand locally.

PHOENIX — West Valley neighborhoods will soon have access to more jobs as a multi-million dollar project is set to break ground on Wednesday.

The $250 million dollar project, named Park Algodon, will be an industrial, mixed-use property — something both rare and in demand for locations like the Valley. It will be home to different industries, from general manufacturing, to traditional industrial and emerging technologies.

At full build-out, the project's developer, Creation, said it will cover about 1.3 million square feet of space on a nearly 90-acre site in Phoenix near Loop 101 and Indian School Road. 

Developers plan for the project to happen in two distinct phases. In the first phase, there will be four buildings and tenants of different sizes can move in. The second phase will be a single large building. There's a variety of set-ups for different tenants.

Creation said there’s an abundance of residential space and retail opportunities between Maryvale and Loop 101.

“What’s missing are employment opportunities," said Creation's Grant Kingdon. "So, every day the village of Maryvale is exporting their labor to other communities and other destination employment corridors, where there’s a distinct lack of employment opportunities in this neck of the woods.”

Another key component of this project will be called the Shops at Algodon at the northeast corner of Indian school and the 101. That’ll eventually be home to 14,000 square feet of neighborhood retail space. 

The first phase of the project is expected to be finished in fall of 2025, with phase two following shortly after.
